Quick answer
At qualifying large downtown hotels, rooms carry about 19 percent on top of the rate: 17.5 percent in taxes plus a 1.5 percent tourism charge at hotels with 100 or more rooms since May 2026, before parking, which runs $57 to $85 a night at two large downtown hotels we priced. Open the block 6 to 12 months out, check your date against the convention and festival calendar before you pick a hotel, and put one block downtown and one at a smaller or outlying hotel so guests can choose their price.
Who this is for
You are getting married in Chicago, many of your guests are traveling in, and you want to hold rooms downtown. The mechanics of a block (courtesy versus guaranteed, attrition, cut-off dates) are in our hotel blocks guide. This is the Chicago layer: what a downtown room really costs, which weekends the city is already full, and what to ask a Chicago hotel. Every number in it is current as of September 2026.
What changed in 2026
Chicago’s combined city, county, and state tax on a hotel room was already 17.5 percent. On March 18, 2026, the City Council voted unanimously to create a Tourism Improvement District, and since May 1, 2026, hotels with 100 or more rooms in sixteen downtown and near-downtown zip codes add a 1.5 percent charge on top, which the Chicago Sun-Times reported as an effective hotel tax of 19 percent. The district covers the Loop, River North, Streeterville and the Magnificent Mile, the West Loop, the South Loop, and the McCormick Place area, out to the Illinois Medical District and Hyde Park. It runs for five years.
Three details matter for a block, from the district’s April 2026 guidance to hotels:
- It applies to bookings made before May 1, 2026. A block negotiated in 2025 still pays it at check-in.
- It appears as its own line, labeled something like “CTID Transaction Charge,” so guests will ask what it is.
- It is charged on more than the room: the rate plus room-related fees such as a destination fee, early check-in, or late checkout. Not on meeting rooms, and the charge itself is not taxed.
The City of Chicago’s own hotel tax is 4.5 percent of the room charge, with the 1.5 percent added at qualifying hotels; the rest is state, county, and the two authorities that fund McCormick Place and the stadiums. The number that matters: about 19 cents on every dollar of room rate at a large downtown hotel, and about 17.5 cents at a hotel with fewer than 100 rooms or outside the district.
What a room actually costs your guests
| Line | Worked example | Where the figure comes from |
|---|---|---|
| Group rate | $300 | Your negotiated rate |
| Taxes and tourism charge, about 19 percent | $57 | The 2026 rate, above |
| Destination fee, if the hotel charges one | $30 plus tax | Loews Chicago, $30 a night |
| Self-parking | $57 to $63 | Palmer House $57; Loews $63 |
| Valet | $85 | Palmer House and Loews, both $85 |
| Night one, self-parking, no destination fee | about $414 | |
| Night one, valet, destination fee | about $472 |
Both totals are rounded, and the second leaves out the tax on the destination fee itself, so budget a few dollars more at a hotel that charges one.
The parking figures are the published overnight rates at the Palmer House Hilton in the Loop and Loews Chicago in Streeterville. They are examples, not a downtown norm, so get your own hotel’s figure. Loews’s $30 nightly destination fee bundles Wi-Fi and a $10 parking or rideshare credit; whether a fee like that is waived for your block is a negotiation, and it belongs in writing.
So a $300 group rate is not a $300 room, and your website should say so: “Rates are before about 19 percent in taxes and fees; overnight parking at the hotel is $63,” with your hotel’s real number.
Getting downtown from O’Hare and Midway
- Train. The CTA Blue Line runs from O’Hare into the Loop and the Orange Line from Midway. The standard rail fare is $2.50, and boarding the Blue Line at O’Hare costs a flat $5, per the Northern Illinois Transit Authority.
- Taxi. After the City Council’s April 2026 fare increase, the first in a decade, the shared-ride flat rate for two or more passengers is $30 from O’Hare to downtown and $22 from Midway.
- Rideshare. Uber and Lyft add a $5 city surcharge on airport pickups and drop-offs, plus a downtown-zone surcharge during the day, per Block Club Chicago’s January 2026 rundown. Convenient with luggage late at night; not the cheap answer.
Put all three on the travel page of your wedding website, and say which airport is closer to the hotel.
The weekends the city is already full
The four strongest downtown hotel weekends on record all fell in summer 2025: the July 19 weekend (a volleyball championship at McCormick Place and a stadium concert), Labor Day weekend, the June 21 weekend (Pride and a medical conference), and Lollapalooza weekend, each above 91,000 room nights. On those weekends, any agreement terms that let the hotel reduce or release unbooked rooms early matter most.
Most of these repeat on a fixed pattern; the last column carries only dates the organizers have published.
| Event | Where | When it falls | Published dates ahead |
|---|---|---|---|
| National Restaurant Association Show | McCormick Place | Mid to late May | May 22 to 25, 2027 (National Restaurant Association) |
| ASCO Annual Meeting | McCormick Place | Late May into early June | Not yet on the city’s convention calendar |
| Pride Parade | Lakeview and Uptown, but downtown hotels fill | The last Sunday in June | Set each spring |
| Lollapalooza | Grant Park | Late July into the first weekend of August | 2027 not yet announced |
| Air and Water Show | North Avenue Beach | Mid-August | 2027 not yet announced |
| Chicago Marathon | Grant Park start, downtown hotels | The second Sunday in October | October 10, 2027; October 8, 2028 (Bank of America Chicago Marathon) |
| IMTS, the manufacturing show | McCormick Place | September, even years only | September 11 to 16, 2028 (IMTS) |
| RSNA, the radiology meeting | McCormick Place | Late November, near Thanksgiving | November 14 to 18, 2027; November 26 to 30, 2028 (RSNA) |
The NASCAR street race is off the list for now: it moves from Grant Park to Joliet in 2027.
Conventions run across weekdays, so the nights around a show’s first day are the hardest to book; festivals take the weekend itself. If your date is within a day of anything above, book the block right after the venue and ask what the agreement says about reducing or closing it early if the hotel fills.
Matching the hotel to the venue
Choose the block from the venue, not the skyline.
- Venue in the West Loop or Fulton Market. A River North or Loop hotel is a short ride, and a West Loop hotel is walkable; the 19 percent applies to both.
- Venue in the Loop, River North, or Streeterville. A block within a few blocks of the venue removes the shuttle question, which is worth a slightly higher rate.
- Venue in Lincoln Park, Lakeview, or the South Side. If guests stay downtown, plan the ride: one shuttle each way, or a website note that rideshare is the plan and what it costs. The math is in our Chicago transportation guide.
- Venue in the suburbs. A hotel near the venue may be cheaper, sits outside the district, and usually has parking. Block downtown only for guests who want the city, and tell them the drive time.
What to ask a Chicago hotel
Add these to the ten questions in the hotel blocks guide, and get every answer in writing.
- Is the group rate before or after taxes and the tourism charge? Get the all-in nightly figure for one room.
- Is there a destination or resort fee, what does it cover, and is it waived for the block?
- What is the overnight self-park and valet rate, and is there a group parking rate?
- Is there a convention or event in the city on our dates, and if the hotel fills, can the courtesy block be reduced or closed early?
- What is the minimum block? Kinzie Hotel in River North, for example, requires at least 10 rooms and asks couples to get in touch six to twelve months out.
- Can guests book online with a group code?
- Does the rate extend to the Thursday before and the Sunday after, at the same rate on a convention weekend?
Question 4 is the one couples forget and the one that matters most here: on a convention weekend the hotel expects higher occupancy, so get the reduction and early-release terms in writing.
Timing for a Chicago block
The generic advice is 6 to 9 months out; the Chicago hotel above says 6 to 12. Lean to the longer end for peak-season or convention weekends. The sequence:
- Venue signed.
- Same month: check the date against the table above and Choose Chicago’s convention calendar, which lists every McCormick Place show.
- Same month: request a courtesy block at two hotels, one large and near the venue, one smaller or outside the district.
- Put the block link, the all-in nightly figure, the parking rate, and the airport directions on the website before the save the dates go out.
- Cut-off date on the website and in the invitation mailing.
Mistakes to avoid
- Quoting the rate as the cost. Give guests the all-in figure.
- Ignoring the calendar. The first week of August is Lollapalooza; a Sunday in mid-October is the Marathon. Check before you sign the venue.
- One block, one price. Downtown plus 19 percent plus parking is a burden for some guests. Give them a second option.
- Blocking downtown for a suburban venue. Block near the venue first.
- Assuming the destination fee is gone. Get the waiver on the contract.
- Not warning guests about parking. Two nights of valet at the hotels priced above is $170. Say so, and say what the train costs.
